Ben Nichols

As Director of Affordable Housing Operations, Ben Nichols is responsible for strategizing growth opportunities and the administration of affordable housing production at Bellwether Enterprise.  

For 17 years, Ben worked across many Enterprise teams. His duties included underwriting and structuring LIHTC and NMTC projects and providing technical assistance to affordable housing developers and government agencies. For several years, Ben led the Enterprise Community Partners National Initiatives team. This team is responsible for delivering Enterprise’s national programs including Enterprise Green Communities, the Rose Fellowship and the Rural and Native American Initiative among others. Most recently, Ben was vice president of strategic integration for Enterprise Community Investment, Inc.  At ECI, Ben’s focus was on the combination of Enterprise Homes, Inc. and Community Preservation and Development Corporation (CPDC) into Enterprise Community Development, one of the nation’s largest nonprofit owners and developers of affordable housing.

Ben holds an MBA and a certificate of nonprofit management from Weatherhead School of Management at Case Western Reserve University and a Bachelor of Business Administration from the University of Notre Dame. He is a Certified Public Accountant.
